Project Management and Cost Consultancy of a five luxury flat development, comprising demolition behind a retained facade in a conservation area, rebuilding of basement - third floor steel frame property and fitting out to a high standard/high quality of finishes for sales.
Major Hotel Refurbishment Strategy: South Coast Value: £35M
Development Management role in the Refurbishment Strategy for a recognised South Coast hotel, devised to be carried out whilst the hotel remained in operation. The introduction of a high quality / high profile Spa offering including the Management Contract. Procurement and co-ordination of multiple sample rooms for owner and operator decisions. Planning the whole strategy for the removal of hazardous materials and upgrading and/or replacement of main services.
Leisure Hotel Roll Out Strategy: Various UK-wide locations Value: £15M per Hotel
Developing the financial and commercial strategy for the roll out of new-build leisure hotels in edge of town locations throughout the UK, managing the design to achieve time and cost perameters delivered to operational requirements.
Five Star Boutique Suite Hotel: London Value £35M
Project Management of the restoration, conversion and restoration of Grade II* Listed Building into a Five Star Hotel from detailed due diligence, design team establishment, various planning and listed building consents, contract to procurement, appointment and construction involving major sub-structure and structural alterations, the addition of two floors, introduction of new cores and major strengthening works, through to fit-out which will be to the highest quality of finish and design.
Retail Store Fit-Out and Refurbishments: London Value: £1 - £3M
On behalf of the owner orchastrated the conversion and fit-out of the new Liberty of London store in Sloane Street and the refurbishment of the ground to second floor of the main Liberty Store in Regent Street, to include the introduction of new concepts and new merchandising/displays.
Office Fit-Out Developmemt Strategy: Serviced Offices, Central London Value: £3.5M
Development role in the acquisition of existing property, establish the Design Team and led the Planning and Listed Building negotiations, co-ordinating with the operator on all aspects at all times. Manage procurement and construction, through to hand over of the completed fully fitted-out serviced office to operational status.
Hotel and Residential Development: Westminster, London Value: £8M
Due diligence leading to acquisition of the property, establish Design Team, secure a Planning Consent for the demolition of the existing 1960s building for Change of Use into a new build 60 bed hotel with 50 apartments above. Negotiate S106 Agreement, lead the design through to RIBA Stage E and package up with full cost plan for a successful investment sale.
Retail, Office and Residential Development: West End, London Value: £3M
Project Management role in reconfiguring the existing building uses, obtaining Planning Consent for Change of Use and extensions. Extinquishing historic S52 Agreement which compromised the development of the property, establishing the full Design Team and managing through procurement and construction, the shell for a high profile retail tenant, Cat A offices and residential apartment with high quality finishes.
Restaurant Conversion/Fit-Out: London & Manchester Value: £1M each
Development/Project Managment and Cost Consultancy of the restaurant conversion and fit-outs, from acquisition, establishment of the Design Teams, procurement, construction, interface of specialist contractors, installation of FF&E and OS&E through to hand over of the completed restaurants for opering, including liaison with the operator at all times on all aspects and dealing with all the Landlord requirements and sign offs.
Boutique Hotel: Scotland Value: £9M
Lease discussions on behalf of the operator to secure a turn-key 91 bedroom hotel with full public areas including conferences/banquetting with the developer and subsequent partnering to establish the Design Team, obtain Planning Consents, procurement and interface of the construction activities on the basis of a Technical Services Agreeement.
Hotel Development Feasibilities: Various Locations Value: £5 - £20M
Development role for hotel operator to explore lease situations with developers of varying sizes and values countrywide for both new build and existing building options.
Residential/Mix Use Scheme Feasibilities: Various Locations Value: £10 - £25M
Monitoring role for equity partners/providers to developers on JV deals to acquire and build out for subsequent sale/exit of residential and mix-use schemes, this being a pro-active role through involvement in all aspects of the schemes from due diligence to ultimate sale.
